Methodology & data notes

Statistics are computed by Modern Living Group directly from closed residential sales recorded through BeachesMLS across the buildings and neighborhoods of Downtown West Palm Beach. Figures reflect sales only (no rentals), cover the trailing 12 months with year-over-year comparison against the preceding 12, and refresh daily. Median values are used throughout to resist distortion from outlier sales. Price per square foot is computed per-sale on living area; months of supply is current active inventory divided by the trailing-12-month monthly sales pace.

Important: this data does not include pre-construction sales transacted directly by developers that are not run through the MLS. New downtown towers sell a large share of their residences — particularly at the ultra-luxury level — as developer-direct contracts from sales galleries, and those transactions only appear here if and when they record through BeachesMLS at closing. Segment counts and medians above $5M should be read as a floor, not the full market.

How to read this market

The under-$1M core is downtown's volume engine and its most honest indicator — when the core moves, the whole market follows. The $1M–$5M luxury tier is where downtown's transformation shows up first: newer product, waterfront premiums and renovated stock competing for buyers trading up from the core or relocating in. The $5M+ tier runs on its own logic entirely — scarce trophy inventory, cash buyers, and pricing set as much by South Flagler's new-construction comps as by resale history.
