Mandarin Oriental Residences, West Palm Beach brings the legendary service of one of the world's great hospitality names to a private stretch of the Intracoastal Waterway on North Flagler Drive — the brand's first standalone residential tower in South Florida, with no hotel attached. Rising 31 stories above more than 215 feet of direct waterfront, the building holds just 87 homes, an intentionally intimate collection on a stretch of waterfront where new addresses are increasingly rare.
Developed by Great Gulf and designed by Safdie Architects — the firm led by Moshe Safdie, behind Marina Bay Sands and Habitat 67 — the tower pairs a sculptural, curvilinear silhouette with interiors by Studio Munge and gardens by ENEA Landscape Architecture. Residences run from two to four bedrooms (roughly 2,150 to 6,300 sq ft) with private elevator entry and wraparound terraces, alongside two multi-level villas and a full-floor penthouse. Pricing starts around $3.5 million.
Architecture & Design
Safdie Architects — the studio led by Moshe Safdie, known worldwide for Marina Bay Sands, Jewel Changi and Habitat 67 — shaped the 31-story tower, with Spina O'Rourke + Partners as architect of record. The form is sculptural and curvilinear, organized around indoor-outdoor living with wraparound terraces angled toward the water. Inside, Studio Munge layers textured, hospitality-informed interiors, while ENEA Landscape Architecture wraps the base in tropical gardens. The 87 residences range from two to four bedrooms — roughly 2,150 to 6,300 square feet — each with private elevator entry, joined by two multi-level villas and a full-floor penthouse.
Amenities & Service
The amenity program is built around the water and around Mandarin Oriental's service culture. Residents have a fully serviced private beach club with cabanas and lounges on the Intracoastal, a rooftop lounge with an infinity pool, a ground-level pool and bar, spa treatment rooms and a fitness center. A sports lounge adds a golf simulator and putting green alongside a pickleball court, and the building also includes a theater, pet spa, coworking space, kids club and private event rooms. A full-time, Mandarin Oriental–trained team handles everything from 24-hour concierge and security to pre-arrival setup, repairs and “away-from-home” maintenance.
